I Walked This Silverado Ranch Home So You Don't Have to Guess About the School-Traffic Trade-Off

I Walked 512 Clover Flat Rd — Here's What Three Schools Within Walking Distance Actually Looks Like

I toured Clover Flat Rd in Cedar Park's Silverado Ranch neighborhood in person, and the first thing I clocked standing in the driveway was how close the walk to Reagan Elementary really is — 0.9 miles, an easy walk or bike ride, no morning drop-off line. I'm Cyndi Bell, Broker Associate at Realty Texas LLC, and I record these walkthroughs myself as part of how I evaluate homes for my clients.


The Neighborhood: Silverado Ranch, Cedar Park

Silverado Ranch sits squarely in Cedar Park, and this particular street is a strong one for the subdivision. What sets this home apart is its position: it's flanked on three sides by schools. Reagan Elementary, Henry Middle School, and Vista Ridge High School — plus Gupton Stadium — are all within walking distance.

That's a real trade-off worth naming plainly. If you have school-age kids, being able to send them off on a bike instead of sitting in a drop-off line is, in my experience as a parent, genuinely liberating. If you don't have kids and you're not interested in school-zone traffic patterns, Silverado Ranch may not be the right subdivision for you. Both are valid reasons to buy here, or not to.


Home Features

This is a KB Home built in 2007. The kitchen has been updated with cabinets painted a gray finish, and the countertops have been re-laminated, they are not granite. The flooring throughout is a wood-look vinyl plank, which is worth flagging for buyers who know the era: in 2007, this wasn't a standard flooring option. Builders were using wood, vinyl, carpet, or tile at that time, so this plank flooring is a later upgrade, not original to the build.

The backyard has mature trees that predate the house. When KB Homes developed Silverado Ranch, they built around a number of existing trees rather than clearing the lot entirely — some had to come down, but the older growth you see in the yard was there first. One nuance buyers should know going in: in Texas, you generally can't remove a healthy tree of that size without getting permission from the city first. That's a maintenance and landscaping consideration, not a dealbreaker, but it's the kind of thing that surprises people after closing if nobody mentions it beforehand.


Layout Considerations

Downstairs is an open floor plan with the living space flowing openly, a half bath tucked under the staircase, a formal dining room, and a separate office space near the entry. That office is flexible — I've seen the same footprint finished out as a secondary living room in other homes, so it comes down to how a buyer wants to use it rather than what it's built to be.

Upstairs, all four bedrooms are located together, including the primary. Flooring up top is a laminate, replacing what would have been original carpet. The front-facing bedroom gets good natural light and has some added shelving. This particular home also has an upstairs patio off one of the bedrooms — a small "Romeo and Juliet" balcony setup that I didn't see on another recently sold home with the same floor plan one street over. It's a nice point of difference if you're comparing the two. Silverado Ranch's front elevations lean toward more architectural detail than a flat facade — more bevels and extrusions built into the front, which gives the street some visual variety house to house.


Schools

Reagan Elementary is 0.9 miles away, an easy walk or bike ride. Henry Middle School and Vista Ridge High School, along with Gupton Stadium, are also within walking distance. For families prioritizing walkability to school, this is one of the stronger positions in the subdivision.


What's Nearby

Everything you'd need day to day is within about a 10-minute drive: HEB, Costco, and The Parke shopping area, which includes Nordstrom, Whole Foods, Cavender's, and Dick's. Add Lupe's, Mighty Fine, Smashburger, Popstroke, Scheels and Red Horn Brewery for food and drink. Brushy Creek Park is close enough to reach by bike, and an easy drive otherwise.


What Stuck With Me After Walking It

Standing in the backyard with a trampoline set up under the tree canopy, it was easy to see the trees weren't an afterthought — they were built around, not cleared for. That's not something you get from listing photos. Upstairs, walking out onto that small balcony off the front bedroom, I kept thinking about the other home with the same floor plan that sold recently one street over — that one didn't have this feature. At $565,000, and given how quickly that comparable moved, I don't expect this one to sit on the market long.
